About Transmission and Distribution

Southern California Edison’s (SCE’s) Transmission and Distribution Organizational Unit (T&D) is responsible for planning, engineering, constructing, operating, and maintaining transmission and distribution facilities throughout the 50,000-square-mile territory. T&D is the steward of roughly $19 billion in assets that safely and reliably deliver electricity to 14 million residents via SCE’s 5 million customer accounts.

Position Overview

The Land Acquisition Advisor will work with the manager of Distribution and Edison Carrier Solutions within our Geomatics, Land and Information Management (GL&IM) group. The advisor will handle a high volume of distribution acquisitions projects and drive problematic transactions and interactions with sensitive property owners, cities, agencies and our internal clients!  You will be the primary point of contact to both internal and external clients for both developing and managing the acquisition strategies for Distribution/ECS, Charge ready and Battery Storage.  On occasion, provide support to SCE’s Major Project Organization (MPO) major licensed projects, exempt, and interconnect projects. This person will serve as the subject matter authority for all land related activities to ensure that property rights and a clear constructible right of way are delivered.

Typical Responsibilities:

  • Manage, negotiate and acquires temporary and permanent land rights, research/resolve property issues and gathers information with private land owners or local government agencies.
  • Leads cross-functional teams of SCE employees, contingent workers and/or right of way contractors which are responsible for acquiring property rights and delivering a clear right of way and/or substation properties for construction.
  • Provides direction to the GL&IM support organization (Rights Check, Title, Survey, Appraisal, GIS) related to land rights requirements during project licensing, develops acquisition options, reviews structure and construction locations and performs other duties and responsibilities as assigned.
  • Provides subject matter counsel and mentorship to internal team members.
  • Compiles and communicates project status reports – both routine and ad hoc. Interacts with multiple levels of management and internal organizations to ensure that project progress and activities are understood.
  • Coordinates condemnation for land rights with the Law Department.
  • Resolves real estate issues including questionable land rights, environmental issues and the ability to discuss and obtain senior management approval on title clearance documents.
  • Ensures compliance to policy and procedure including acquisition approaches in uncertain and complex situations.
  • Perform field inspections and meet with private parties and/or local governments to research/resolve property issues or gather information.
  • Provides direction, leadership, oversight and coordination in support of various programs/projects related to the acquisition of property rights.

Qualifications

Minimum Qualifications

  • Seven or more years of experience in Real Estate/Right of Way transactions, Land Acquisitions or Development and Land Entitlements.
  • Valid U.S. Driver’s License.

Desired Qualifications

  • Bachelor’s Degree.
  • Three or more years of experience managing projects in real estate, right of way or related industry.
  • Experience executing/modifying real estate agreements and making financial commitments including negotiating transactions with third parties.
  • Experience negotiating with private land owners and local governments for temporary and permanent land rights.
  • Experience working under pressure and coordinating contending priorities.
  • Strong interpersonal and negotiation skills.
  • Strong verbal and written communication skills.
